Appliance Repair for Property Managers
For a property manager, an appliance repair is three jobs: getting into the unit, getting it fixed, and getting the paperwork right. The repair is usually the easy part. We handle all three for apartment communities, condo associations and owners of rental homes across Miami-Dade and Broward, so a broken refrigerator stops being a week of phone calls between you, the tenant and a contractor.
How a work order reaches us
- Send it once. Call, text or email the work order: address, unit, appliance and what the tenant reports.
- We contact the tenant. Unless you would rather we did not. We agree an entry window with them, or with your maintenance staff if the unit is vacant.
- Diagnosis and approval. You get the diagnosis and a fixed quote. Nothing goes ahead until you approve it.
- Closed out. The repair is done or the part is ordered, and you get a note saying which.
Getting into the unit
Lockboxes, key pickups from the leasing office, gate codes, concierge sign-in, an elevator booked for a heavy part — tell us how each building works once, and it stays on file for the next call.
When a tenant misses the window, we tell you rather than letting the order go quiet.
One invoice, not a pile of them
Repairs across all your properties can be billed together on one monthly invoice, with the address and unit on every line, so it can be split by owner or by building without retyping anything. Single invoices per job are fine too, if that is what your accounting needs.
Between tenancies
A vacant unit is the cheapest moment to deal with the appliance that is about to fail. Ask for a check of the refrigerator, range, dishwasher and washer while the unit is empty; we report what we find with a separate quote for each item, and you decide what gets done before the next tenant moves in and the same fault becomes an emergency call.

Yes. The process is the same whether you manage one house or several buildings.
What does a diagnosis cost?
The $69 diagnostic, applied to the repair when you approve it. The quote is fixed before work starts, so the number you approve is the number on the invoice.
Can tenants call you directly?
If you want them to. Some managers prefer every request to come through the office; tell us which, and we follow it.
What about a unit that cannot wait?
Say so on the work order — no working refrigerator, or water reaching the unit below. Those go to the front of the queue, and are seen the same day when a technician window is open.
